Damp & Mould Surveys

Independent damp, mould and building moisture assessments to investigate concerns, record evidence and recommend practical next steps.

OVERVIEW

What are damp and mould surveys?

A damp and mould survey is a structured inspection of a property where there are signs or reports of dampness, water ingress, condensation or mould growth. The purpose is to investigate the conditions present, consider the likely contributing factors and provide a clear record of findings.

Damp and mould are not always caused by one issue. Moisture may enter through defects in the building fabric, arise from plumbing leaks or be associated with condensation, humidity and inadequate ventilation. A careful assessment considers the property as a whole rather than assuming a single cause.

What does the assessment involve?

We undertake a visual inspection of relevant internal areas and, where accessible and within the agreed scope, the external building fabric. This may include looking at walls, ceilings, floors, windows, roof coverings, rainwater goods, pointing, ground levels and other details that could contribute to moisture entering or remaining in the property.

Depending on the property and reported concerns, the assessment may include photographic records; moisture readings; internal temperature and relative humidity readings; dew-point considerations; ventilation observations or checks; and thermal imaging or borescope inspection where appropriate. The methods used are selected to suit the circumstances and the limitations of each test are explained in the report.

What will the report tell you?

The report sets out the areas inspected, observations and available readings, supported by photographs and other evidence where relevant. It explains the likely causes or contributing factors indicated by the findings, identifies any areas where further investigation may be needed and provides practical recommendations for action.

Where remedial work has already taken place, a follow-up assessment can also help document the condition observed at the time of the visit. It is not a guarantee that a defect has been permanently resolved.

WHY IT MATTERS

Benefits of a damp and mould survey

Understanding the source and contributing conditions is an important first step towards choosing an appropriate response. A clear, evidence-based assessment helps property owners and housing providers make informed decisions.

  • Helps investigate the likely source or contributing causes of damp and mould.
  • Provides a documented record of visible conditions, readings and photographic evidence.
  • Considers condensation, humidity, ventilation and potential building-fabric defects.
  • Supports prioritisation of repairs, maintenance and further specialist investigation.
  • Gives landlords, housing providers and property managers clearer information for decision-making.
  • Can provide a useful record when reviewing a property after remedial work.

THE PROCESS

What to expect

We agree the concerns and inspection scope with you before the visit.

  1. Discuss the reported issue, property details, access and any relevant history or previous repairs.
  2. Inspect the relevant rooms and accessible external areas, recording visible conditions and potential moisture pathways.
  3. Take appropriate readings and supporting evidence, such as photographs, humidity or temperature readings and specialist checks where suitable.
  4. Prepare a report setting out findings, likely causes, limitations, recommendations and any suggested further investigation.

WHO WE WORK WITH

Who can benefit?

Housing associations, local authorities, social landlords, property managers, landlords, homeowners and organisations responsible for maintaining residential properties.

Scope and important information

The assessment records conditions observed at the time of inspection and is limited to accessible areas and the agreed scope. Moisture meter readings and thermal images are indicators that must be interpreted in context; they do not, on their own, prove the cause of dampness. Concealed defects may require opening-up works or investigation by an appropriately qualified specialist. Recommendations are based on the evidence available and do not replace urgent repairs, specialist diagnosis or the landlord’s own legal responsibilities.
