Cavity Wall Surveys

Investigate cavity wall construction and insulation condition to help inform property decisions.

OVERVIEW

What are cavity wall surveys?

Many homes built with cavity walls have a gap between the inner and outer leaves of masonry. This cavity may be empty or may contain insulation. A cavity wall survey helps establish what is present and, where possible, assess its apparent condition.

What does the service involve?

A survey may involve reviewing the building’s age and construction, inspecting external elevations and using a borescope through carefully selected drill holes to view the cavity. The inspection can help identify insulation presence, visible gaps, debris, bridging or other issues within the areas examined. Findings are recorded to support decisions about further investigation, remedial work or insulation suitability.

WHY IT MATTERS

Benefits of cavity wall surveys

Good information helps property owners and organisations understand what they have, identify where attention may be needed and plan the next steps with greater confidence.

  • Better evidence of the cavity construction and insulation present.
  • Identification of visible voids, inconsistent fill or obstructions in inspected areas.
  • Information to help assess whether further investigation or remedial action may be appropriate.
  • A record to support housing maintenance and insulation project decisions.

THE PROCESS

What to expect

We agree the scope and requirements with you before the work begins.

  1. Review property information and agree the survey scope.
  2. Inspect the external walls and select suitable inspection points.
  3. Where appropriate, undertake borescope inspections at agreed locations.
  4. Record observations, limitations and recommendations in a survey report.

WHO WE WORK WITH

Who can benefit?

Homeowners, landlords, housing associations, local authorities, insulation providers and property managers.

Important information

A borescope provides a view of limited inspection points, not the entire cavity. Results should be interpreted in the context of the building and survey scope. A survey does not automatically certify that a wall is suitable for insulation.
